Mokotowska 59 is situated on one of the most unique streets in the city, which has an exceptional atmosphere as well as the eclectic architecture of nearby embassies, historic tenements, luxury residences and elegant boutiques. The modern design of the building with its classical lines and interior design constitutes a dialogue with the historical space of the surrounding area, referring to the aristocratic atmosphere of the golden times of pre-war Warsaw.
Every effort was made in the design of the facade for it to blend in with the atmosphere and style of ulica Mokotowska. It was important for us that the modern structure was in harmony with the neighbouring buildings – both with Rodryg Mroczkowski’s architectural pearl at Mokotowska 57 built in the eclectic style, and with the art-deco building at Mokotowska 61. For this reason, the facade of the tenement building at Mokotowska 59 combines classical and modern elements – the building has classical straight lines and a modern finish from glass and metal. We decided to use high-quality materials as an allusion to tradition. “The external facade is made from sandstone, while the facade within the courtyard is made from Venetian plaster. The work was designed and carried out with exceptional care and was achieved by thickening the front wall and setting the windows in deep, the use of various sizes of stone tiles, fine detailing and the use of various types of finishing stone”, says Douglas Noble, Managing Director of Orco in Poland. The high-quality finishing of the communal areas and the art-deco style in the lobby are also an allusion to the splendour of 1920s Warsaw.
Mokotowska 59 is one of the first tenements on the street to be revitalised. The building is two storeys higher compared to before the refurbishment and has a different function – previously the building housed a printers built in a 1960s-1970s style.
The biggest challenge during revitalisation work was to restore the building’s stability due to previous builders’ use of various types of building materials which had weakened the structure. This meant that it was necessary to replace parts of the building’s structure to ensure that the same materials were used in the majority of the walls. The foundations of the building also had to be strengthened, as well as all the construction joints and ceilings, which is why the costs of the revitalisation were higher and the time required to complete the work was much longer than if it were built from scratch. The building has been rebuilt using the highest quality materials, thereby ensuring its safety.
The tenement accommodates 14 luxury apartments measuring from 58 to 240 m² with an average height of over 3 m. The interior finishing includes floors, walls, fitted cupboards in hallways, fully fitted and finished bathrooms, lighting, kitchen furniture and high class appliances. To meet the expectations of our buyers we are offering interior finishing in two classical and modern styles. Both the building and all the apartments are equipped with an intelligent management system controlling all the functions of an apartment, thereby increasing the security and comfort of residents and providing a more effective use of energy. Car parking with automatic two-level platforms will be available for residents. A further feature of the investment are the areas of greenery in the courtyard, which have been carefully designed despite the obvious lack of space in a centrally located building.
“Interior finishing work is currently underway and we shall shortly be inviting buyers to view the interior of the building and apartments, thanks to which they will be able to see for themselves the high quality of the building and in a short while finishing work in apartments can begin”, says Alicja Kościesza, Sales and Marketing Director. The tenement building at Mokotowska 59 is due to be completed at the end of February.
